What changed in 2025

The property route became more flexible: mortgaged properties and off-plan properties can now qualify — you no longer need a fully paid-off, completed unit. What counts is the DLD-recognized value of the property, and DLD applies its own valuation, which may differ from what you paid.

The final decision always rests with the authorities (DLD and GDRFA) based on their own assessment of your case. This calculator only adds up the values you enter — it is informational, not immigration advice.
