Ejari explained: registration, renewal, and why it matters for landlords
Ejari is the official record that a tenancy exists. Without it, a lot of the rest of the system simply doesn’t work.
What Ejari is
Ejari (Arabic for "my rent") is the Dubai Land Department / RERA system that registers tenancy contracts. Registering a lease through Ejari makes it an officially recognised contract and produces an Ejari certificate with a contract number.
Why it matters
- It is generally required to connect or transfer DEWA (water and electricity)
- It is needed for tenant-sponsored residence visa processes
- It gives both sides standing if a dispute reaches the Rental Disputes Centre
- It formalises the rent, term and parties on record
Registration and renewal
A tenancy should be registered when it starts and renewed when the contract renews. Registration can be done through Dubai REST, approved typing centres, or other DLD-approved channels.
Pillar OS is not a RERA-licensed registration service and does not file Ejari with the DLD on your behalf — but it does read an uploaded Ejari, extract the key fields (parties, rent, term), and keep the document and its expiry on your radar.
This guide is general information for Dubai landlords, not legal or financial advice. Rules change and individual situations differ — verify against the official RERA / Dubai Land Department sources or a qualified adviser before you act.
